Residential pool inspections

Buying or selling a home with a pool? A dedicated pool inspection tells you the condition of the pool, equipment and safety features before closing, so there are no costly surprises.

Who it's for

  • Home buyers: know what you're getting, and negotiate repairs or price with real information.
  • Home sellers: find and fix issues before listing, so the sale isn't delayed.
  • Real estate agents: a reliable local pool inspector for your clients' transactions.
  • Homeowners: a full checkup if your pool hasn't been professionally maintained.

What we inspect

  • Structure and surfaces: visible cracks, finish condition, tile, coping and deck
  • Equipment: pump, filter, heater or heat pump, salt system and automation, which we run and test
  • Plumbing: visible plumbing, valves and fittings, and signs of leaks
  • Electrical (visual): equipment wiring, bonding and lights, where visible
  • Safety features: fencing, gates, alarms and other barriers
  • Extras: attached spa, water features and other components

What you get

A detailed inspection report that lists any issues or safety concerns we found, with recommendations for repairs or further evaluation. Use it to negotiate, plan repairs, or decide whether to move forward.

Timing and cost

  • Cost: $399 for most residential pools. Larger or more complex pools may vary.
  • Time on site: typically two to four hours, depending on size, age and features.
  • Scheduling: contact us as early in your inspection period as possible. Rushed inspections are less thorough.

How it differs from a home inspection

A general home inspector covers the whole house and may only take a quick look at the pool. A pool inspection focuses entirely on the pool and its equipment. It's done by people who service pools every day and know what problems to look for.

Limitations

Our inspection is visual and functional. We don't excavate, pressure-test underground plumbing, or take apart sealed components. If we find signs of a hidden problem, like a suspected underground leak, we'll recommend the right follow-up, such as leak detection or a specialist.

FAQs

Inspection questions

Do I need to be there for the inspection?

Not necessarily. We need access to the pool and equipment, and the power on. Many buyers have their agent coordinate access.

Where do you offer inspections?

Jacksonville Beach, Atlantic Beach, Neptune Beach, Ponte Vedra Beach, Nocatee and nearby parts of eastern Duval and St. Johns counties.

Can Sharkey take care of the pool after I buy the home?

Yes, and since we've already inspected it, we'll know exactly what the pool needs. See weekly service.
